How BRRRR financing works: a bridge loan to buy and renovate, a DSCR loan to refinance. Worked example, seasoning rules and common pitfalls.
TL;DR: Use a bridge loan to buy and renovate, then refinance into a DSCR loan once the property is rented. The appraisal, rent coverage and the lender seasoning rule decide whether you get your cash back, so test all three before you buy.
How to sequence a bridge loan and a DSCR refinance, with a full worked example and the seasoning rules that decide how much cash comes back.
BRRRR uses two loans: a bridge loan to buy and renovate, and a DSCR loan to pay it off and hold the rental long term.
Plan the refinance before you buy. The appraisal, rent and seasoning rules decide how much cash comes back.
In our example, a $20,000 appraisal shortfall swung the borrower's result by about $15,000.
Seasoning rules vary by lender. Some cap the loan at purchase plus renovation cost for six to twelve months.
Update taxes and insurance for the renovated property before testing the DSCR.
What is BRRRR financing? BRRRR financing pairs two loans. A short-term bridge loan funds the purchase and renovation, and a long-term DSCR loan pays off the bridge once the property is rented, ideally returning most of the cash you invested.
How long do I have to wait before refinancing into a DSCR loan? It depends on the lender. Some will use the new appraised value after a few months of ownership, while others limit the loan to your purchase price plus renovation costs until you have owned the property for six to twelve months. Confirm the rule before you buy.
Can I refinance a BRRRR property before it is rented? Some DSCR lenders will refinance a vacant property using the appraiser's market rent estimate, often with lower leverage. Many investors get better terms by signing a lease first.
How much cash can I pull out at the refinance? Cash-out DSCR loans commonly go up to about 75% of appraised value, depending on credit, property type and rent coverage. Whatever is left after paying off the bridge loan and closing costs comes back to you.
Can I close the BRRRR loans in an LLC? Yes. Bridge and DSCR lenders commonly lend to LLCs with a personal guarantee. Keep the same entity on both loans when possible, since a title transfer between purchase and refinance can affect seasoning.
What DSCR do I need at the refinance? Many lenders price best at a DSCR of 1.20 to 1.25 or higher. Some will go down to 1.00 or below with lower leverage or a higher rate.
